A valuation from an estate agent is of no legal value, unless that person is a certified Property Valuer (Expert en Evaluation Immobilière). There exists a Property Valuer's charter which governs the methodology and professional ethics that a Valuer should respect. Only a valuation drawn up by such a person can be of legal weight in relation to third parties (such as the tax office or bank). A formal valuation can be useful when considering whether to put a property on the market. On-line valuation tools exist but they are of very limited accuracy in relation to the vast majority of properties, being too generalised. There are also situations where formal valuations with full legal weight are required by law for certain purposes.
